“Our real estate projects aren’t always sexy, but they are always smart.”
– John Bachynski, president, XIRA Investment Corp.

Real estate investors who insist on staying ahead of the game with smart, low-risk investments require a pipeline to key players in the industry.

In Calgary, that pipeline between investors and conservative real estate holdings is a small, upstart company named XIRA Investment Corp.

This company is plugged into the real estate scene with an ever-increasing network of savvy insiders who provide invaluable experience and consulting, enabling XIRA to acquire property below market value with low down payments.

These insiders also act as a resource to obtain properties and buildings that provide outstanding returns while limiting risk. XIRA’s extensive background in real estate gives investors an extraordinary edge on the competition.

President John Bachynski and his team at Xira Investment Corp. are introducing their successful model to a broader group of investors.

“Experience and wisdom are crucial in acquiring properties, and that’s exactly what our investors are getting,” emphasizes Bachynski. “We may be a small company, but we’re big on talent.”

XIRA has raised funds or located revenue properties for projects in Calgary, Edmonton, Fort McMurray and in three B.C. locales – Victoria, Parksville and Golden.
XIRA is the product of a small, close-knit group of individuals with a prosperous track record in real estate investing over the past 15 years.

That success rapidly mushroomed into a group of 40 to 50 investors, many of whom are entrepreneurs and business owners who understand the need to creative passive revenue.

Now, XIRA has expanded its scope to market its real estate products and expertise to a broader market, providing short-term and long-term investments, including mortgage investments boasting 10-12% returns.

“Due to the projects the group and XIRA have financed and owned, we are continually exposed to new opportunities,” says John Bachynski, president of XIRA.
“We have to pass on some of these opportunities because our group is relatively small. However, our vision is to take the same low-overhead, low-margin approach that has made our group successful and pass that on to a broader base of investors.”

Investing in real estate in the short term can be risky, especially for those who lack experience and expertise in the business. The optics may appear to offer a sound investment but unless the investor asks the right questions, it could turn into a significant risk, especially on undeveloped property.

XIRA prides itself in mitigating risk with its valuable pipeline that screens investment opportunities.
The company works in tandem with a partner at a major law firm that boasts a wealth of experience in structuring large and small real estate transactions over the last 15 years.

As an investor in the projects himself, the law firm partner assures that XIRA makes prudent investments and structures the deals to protect the investors.
With its short-term investments, XIRA focuses on managing the risks associated with development, construction and sales.

The company deals with development risk by building on a property only if it is guaranteed that it can build what it wants.

With construction, XIRA works only with experienced builders with a proven record of success. And the company manages sales risk with presales and by making some long-term investments.

With long-term investments, XIRA focuses primarily on lower-risk residential real estate that provides a comfort level for investors.

XIRA is partnered in a major Southwest Calgary project,
Canyon Forks, with Prime Calgary Investment Properties, whose principals represent over 50 years
of combined industry experience.

“It’s very difficult to find properties in Calgary where you don’t have to pay full retail prices,” says Bachynski. “This Canyon Forks property was acquired below market value and its cash flows, which is a key to successful investing in revenue property and very hard to find in Calgary. Investors have been scooping this one up fast. They stand to gain immediate equity in the project.”

As an example of the investment potential, the XIRA group acquired a rental building five years ago in Calgary for $80,000 with a $9,000 down payment.
The current value is $112,000.

The investors made a marginal return annually on their rent of about 4%, repaid their mortgage annually for another 12% and made an astonishing 70% return on capital gains.

XIRA’s properties may not always be sexy, but there’s plenty of appeal in those kinds of returns.
